DA FORMAÇÃO URBANA AO EMPREENDEDORISMO IMOBILIÁRIO: a nova face da metrópole goianiense (from the urban formation to the real estate entrepreneurship: the new face of the goianiense metropolis)
Abstract
O objetivo é apresentar o esboço da “nova paisagem” urbana da metrópole goianiense. A dinâmica construtiva procura refletir a imagem de cidade “globalizada”, “nova cidade”, ou “global city”. O conceito de “cidade mundial” não se aplica, mas a presença de grandes equipamentos urbanos na atualidade se insere no contexto dessa “nova trama.” Assim, observa-se que esse movimento se caracteriza pelo lançamento de empreendimentos tipo condomínios horizontais fechados, edifícios de alto luxo (Lofts, torres de escritório, edifícios comerciais inteligentes, Malls, de “mega-empreendimentos”) de negócios que atingem vários segmentos sociais. Como conseqüência desse fenômeno, nota-se também mudanças sociais no estilo de vida local, como novos comportamentos de viver, trabalhar e morar. Percebem-se ainda mudanças sócioespaciais no processo coletivo de apropriação desigual no que tange ao direito à cidade com o aumento da segregação urbana.

ABSTRACT
This paper aims to outline the “new urban landscape” of Goiânia metropolis. The constructive dynamic reflects itself in an image of “globalized” city “new city”, or “global city”. The concept of “world-wide city” doesn’t apply; however, the presence of huge urban equipments justifies the insertion of Goiâna in the context of this “new track.” Thus, it is observed that this movement characterizes itself by launching enterprises of the type horizontally closed condominiums, high “luxurious”, business-oriented buildings (clerical Lofts, intelligent towers, commercial buildings, Malls, and of “mega enterprises”), reaching several social segments. As consequence of this phenomenon a social changes in the local life style, as new behaviors of living, working and dwelling are to be noted. Also are supposed to occur socio-spatial changes in the collective process of unequal appropriation, relating to the right of the city, with increasing urban segregation.
